Work alongside teams every step of the way, helping them navigate new challenges, avoid financial pitfalls, and support in providing practical insights at certain stages of their journey—before, during, and after any major transformational projects or transactions.
Position Summary
Level: Senior or equivalent
As a Senior at Deloitte Consulting, you will be responsible for reviewing the valuation analysis/ models assisting clients with their taxation planning and compliance; financial reporting in accordance with ‘US GAAP’ or ‘IFRS’ accounting standards. You will collaborate with cross-functional, global teams to translate functional requirements into effective deliverables, independently guiding and mentoring junior team members. Your role spans the full project lifecycle, including estimation, planning, execution, and tracking key metrics for analysis, ensuring high-quality and timely delivery of solutions.
Work you’ll do:
The key job responsibilities will be to:
- Valuation of different real estate assets like office, retail, multifamily, industrial, hotels, data center for the purpose of merger and acquisition, annual reporting, purchase price allocation, tax assessment and impairment
- Due diligence to assess the strengths and weakness of a merger/acquisition through an in-depth analysis, market data, verifying contractual terms, cash flow analysis (Argus/Excel), lease abstraction and encumbrances analysis
- Providing lease advisory services - abstraction of contract terms of a lease for the purpose of record keeping, due diligence, lease audits, lease accounting and identify potential revenue enhancement clauses
- Market research analysis across different markets in United States and major global real estate markets like Australia, Germany, United Kingdom, France, Belgium, Malaysia, China, India, etc.
- Determine Incremental Borrowing Rate (“IBR”) for the purpose of calculating lease liability and right of use asset under new lease accounting standard
- Commercial mortgage underwriting and loan valuation services
- Test valuation methodologies and assumptions used by management or third-party appraisers to check reasonableness and applicability of the analysis
- Interact with internal and external clients and communicating with stakeholders in the United States
- Manage projects, including scoping, staffing, communication with clients and supervise work of junior staff to ensure high quality of work products
- Participating in operational tasks such as recruitment, Learning and Development etc
- Develop, coach and mentor staff, including participation in performance management and feedback delivery process
- Participate in other Deloitte Consulting engagements outside Real Estate Consulting, whenever required

Qualifications
Must Have Skills/Project Experience/Certifications:
- Post Graduate Diploma in Business Management (MBA/PGDM) with specialization in finance
- Four+ years of experience in real estate industry or any other valuation profile
- Advanced knowledge of concepts related to real estate valuation. Knowledge of valuation standards such as ASC 820, ASC 805, ASC 842 etc will be a plus
- Advanced knowledge of MS Office (Excel, PowerPoint, Word, etc.)
- Good communication and writing skills
- Experience in managing small project teams and run end-to-end projects.
Good to Have Skills/Project Experience/Certifications:
- Professional certification, such as CFA, FRM, CPA, MAI, RICS
- Prior experience in real estate valuation as consultant or similar advisory services
- Knowledge of Argus and Dyna
- Experience in managing internal and external stakeholders
- Experience in managing smaller teams (4-5 professionals)
Education:
